Things like PLC, floor-rise premium – these are just profit padding. I mean, does a 7th-floor unit really give you that much more rental income or resale value over a 4th floor for the extra ₹5-7 lakhs? Honestly, the total cost of acquisition with stamp duty, registration, and all these premiums is what kills the ROI. I always factor in an extra 10-12% minimum beyond the 'agreement value'. Change my mind.
