PLC charges are a total scam in Noida, right?

₹75,000 extra for 'park facing' – seriously? Just moved into my flat in Salarpur Khadar, and Malik Infrahomes India Pvt Ltd charged me this ridiculous PLC. Possession was in March, and tbh, the park is basically a dusty field. I'm paying almost the same EMI as my friend's rent in a better sector. They advertised great rental yields, but honestly not sure how achievable that is. Should I have gone for ready-to-move instead of under-construction? Did anyone else get ripped off with these hidden charges? Is there anything I can even do about it now? Construction-linked plans feel like a complete drain. What's your experience with Malik Infrahomes?
