Plot vs. 3BHK flat: Which gives better ROI in Greater Noida?
Visited a few residential plots near Jewar Airport last week. Honestly, it got me thinking about the plot vs flat debate all over again. From my experience, plots near upcoming infra like the airport have high appreciation potential, but holding costs and construction ka factor bhi hai. On the other hand, a 3BHK flat in Noida Extension, say from ATS or Godrej, offers immediate rental income, right? I've seen this pattern before, quick rental yields versus slower, but possibly higher, long-term plot appreciation. For a 5-7 year horizon, what do you guys think? Is a plot a calculated risk for bigger gains, ya flat mein safe rehna better hai? I'm looking at around a ₹1.5 Cr investment. Kya lagta hai, which option gives a better overall ROI in Greater Noida?
