₹70 lakh for a 100 sq yard plot in Raj Nagar Extension, sahi deal hai? I'm debating between a plot or a 3BHK flat in Indirapuram. With Delhi-Meerut Expressway, plots might appreciate more long-term. Flats offer instant rental. Kya lagta hai, which gives better ROI in Ghaziabad? Plot ya flat?

Yaar, I was in the same dilemma last year. Ended up buying a 2BHK in Ahinsa Khand II, Indirapuram. Rental income is decent, but appreciation is slow compared to what I've seen with plots near the new expressway. Plot mein initial investment kam lagta hai, but construction cost alag se. Depends on your risk appetite and how soon you need a roof over your head or rental income.
Plot ka kya guarantee hai? Indirapuram mein 3BHK instant rental dega, woh bhi a good locality like Abhay Khand. RNE mein development kab tak hoga, koi idea hai? Plot pe security issues bhi hote hain jab tak boundary na banwao.
But U6, security temporary nahi hai. Jab tak construction nahi hota, plot pe kabza hone ka dar rehta hai. Indirapuram mein ready-to-move flat mein yeh tension nahi, plus instant rental income shuru. RNE mein abhi bhi bohot time lagega full development mein.
Haan bhai, security toh temporary concern hai. Plot ka ROI flats se zyada hi hota hai ultimately, especially in a developing area like RNE.
U2, RNE ka development already chal raha hai, schools, hospitals sab aa rahe hain. Security plots mein tab tak issue hai jab tak boundary na banwa lo, but long term mein appreciation ke aage kuch nahi. Indirapuram mein toh saturation point aa gaya hai.
Bhai, Raj Nagar Extension mein plot is a solid bet for long term. Delhi-Meerut Expressway ka effect dikhega aage jaake. ₹70 lakh for 100 sq yard sounds okay.
