POF The Avant in New Delhi: Weighing the early bird perks and booking strategy
Hey everyone, I've been looking into POF The Avant and wanted to share my thoughts, especially for those considering an early move. The project is upcoming, and the pre-launch pricing of ₹30.00 L – ₹55.00 L, averaging ₹7780 per sqft, seems quite competitive for New Delhi. This usually means early buyers can lock in better rates and potentially snag preferred units, which is a big early-mover advantage. From a livability standpoint, the connectivity sounds great. Being just 3 km from Chattarpur Metro and a 10-minute drive to the airport is a huge plus for daily commutes and travel. Qutub Minar being 10 minutes away via SSN road adds to the lifestyle appeal. The dedicated Yellow Line access is definitely practical for residents. Now, for the booking strategy, the 'Rera Not Applicable' status is something we absolutely need to consider. While pre-launch typically offers payment plan flexibility, this RERA point means extra due diligence on the builder and approvals is critical before committing. It shifts the focus to verifying everything independently. My takeaway is this: POF The Avant offers attractive early pricing and excellent location benefits for end-users. However, the lack of RERA registration demands a very careful and informed booking approach.

Yaar, yeh RERA ka issue toh pakka darrane wala hai. But agar builder ke paas saare necessary approvals hain (DDA, MCD, etc.) toh kya tab bhi itna risk hai? Kabhi kabhi chote projects RERA se exempt hote hain size ya area ki wajah se. Kya kisi ne verify kiya hai ki yeh RERA exempt hai ya simply unregistered? Yeh point bahut important hai. Koi legal expert bata sakta hai kya?
Dekho, current market mein Delhi mein itne projects hain. Thoda aur search karo, RERA registered options mil jaayenge. Yeh connectivity, airport proximity, Qutub Minar sab theek hai, but your investment's safety should be paramount. ₹30L to ₹55L is a significant amount for a first home. Don't rush into it just for the 'early bird' tag. Always check builder reputation and past projects, especially if it's a new builder.
Mujhe lagta hai ki early bird perks ka matlab sirf lower price nahi hota, choice of unit bhi hoti hai. Agar 40 units hi hain, toh acchi units jaldi bik jaayengi. Lekin, RERA na hone par, kya payment plan mein flexibility milegi? Aur agar builder time pe possession nahi deta (May 2026), toh kya legal options honge? Yeh sab clear karna bahut zaroori hai.
Bhai, pre-launch mein discounts toh milte hain, but RERA na ho toh poori research karni padti hai. Maine suna hai ki aise projects mein legal issues bahut hote hain. Builder ka naam POF Infra hai, aur unka total projects 0 dikha raha hai. Matlab, yeh unka pehla project hai? Yeh toh aur badi baat hai. Koi aur details hai is builder ke baare mein? Ya sirf price aur location pe focus karein?
U4, you hit the nail on the head. 'Total projects: 0' is a massive red flag. Yeh log agar market mein naye hain, toh construction quality aur timelines ka kya bharosa? Aaj kal market conditions bhi aisi hain ki small builders ko funding mein dikkat hoti hai, aur phir projects अटक जाते हैं. Anand Niketan mein bhi aise cases dekhe hain.
First project matlab high risk, high reward. Maybe they are trying to establish themselves with good pricing. But as a first-timer, I'd rather go for a slightly higher price with RERA assurance. Delhi mein property prices already high hain, especially in good locations like this. Agar ₹7780 per sqft mil raha hai, toh kuch toh catch hoga.
Yaar, POF The Avant ka yeh post padh ke main toh aur nervous ho gaya. Price range ₹30L se ₹55L, aur ₹7780 per sqft Delhi ke liye theek lag raha hai, but RERA Not Applicable? That's a huge red flag for first-time buyers like me. Kya karein samajh nahi aa raha. Location toh badiya hai, Chattarpur Metro paas mein hai, airport bhi jaldi pahunch jaayenge. Lekin builder ka track record bhi toh dekhna padega, especially jab RERA na ho. Koi experience share karo please.
Sahi keh rahe ho. Location benefits toh no doubt ache hain, Qutub Minar bhi paas hai. But RERA na hona is a deal-breaker for many. I'm also a first-time buyer and my parents are very clear: RERA registered project hi lena hai. Yeh ₹7780 per sqft ka rate attractive lag raha hai, but is it worth the RERA risk? Aur total units sirf 40 hain, toh demand high hogi shayad.
Totally agree with U1. RERA na hona matlab seedha seedha risk. Mere ek dost ne aise hi ek project mein invest kiya tha Ansal Villas ke paas, builder ne date pe date di, aur aaj tak possession nahi mila. Paisa phans gaya uska. Kya POF Infra ka koi purana project hai, ya yeh inka pehla project hai? Agar pehla hai toh aur zyada darr lag raha hai.
