POF The Avant: Investor thoughts on ROI and delivery?

Since January I've been shortlisting flats in New Delhi, and POF The Avant is on my radar. It's an upcoming project, around ₹30-55L. I'm seriously considering it for investment, but honestly, not sure about the long-term play. What's POF's track record for delivering projects on time? Any past delays I should know about? I'm trying to forecast capital appreciation over 5-7 years – has anyone seen their previous projects perform well? Also, what's a realistic rental yield for a 1BHK or small 2BHK in that range? Worried about it being investor-heavy and then struggling for tenants or resale. Any first-hand experiences or advice on exit strategy would be great. Thanks!
