I just checked the RERA website with P52100001580 for Polite Precisa. The status shows 'null'. This generally means the project is either not updated or, more likely, significantly behind schedule and not yet marked as completed. This is a very serious red flag, OP. Did you verify the actual construction status on site?

Totally agree with U4. Small projects, especially with delays, become very illiquid. Mera ek relative Amanora Park Town mein ek small project mein phasa hai, 3 saal se buyer nahi mil raha. Builder ne toh bola tha ki location prime hai, but jab project hi complete na ho aur amenities na milein, toh kaun lega? Capital appreciation toh bhool hi jao, bas investment nikal jaaye wohi badi baat hoti hai.
