But what about the initial price? JM Orchid ka range 1 Cr to 2.7 Cr hai. Did your friend get it at the higher or lower end? Does that make a difference in construction quality?

Sahi keh rahe ho U4. Mere ek rishtedaar ne Alpha II mein liya tha, same issues after 5 years. Bas cosmetic fixes karte hain handover se pehle, aur asli problem baad mein dikhti hai.
Bhai, you can check the RERA site. UPRERAPRM9655 is their RERA number. But RERA bhi ab kya hi karega once the project is old and issues start showing after possession. It's more for timely delivery than quality, usually.
