My current portfolio review suggests diversifying into a completed asset, and Shriram Smrithi is on my radar. I'm looking at a unit in the ₹75L range. From my experience, completed projects offer immediate rental income, but capital appreciation often slows down a bit. What's the realistic CAGR one can expect here, say over 3-5 years, post-completion? I've seen some rental yield figures, but what are investors actually getting per month? Is a 3% net yield consistently achievable after maintenance and property tax? Also, regarding exit strategy, how liquid is the resale market for Shriram Smrithi specifically? Is there a healthy secondary market or do units sit for long? Any insights on past appreciation trends would be helpful.

I'm also eyeing Shriram Smrithi, but the rental yield part is confusing me. Has anyone actually achieved a consistent 3% net yield after all expenses? And kitna time lagta hai tenant milne mein? Liquidity ka bhi doubt hai, resale market kaisa hai wahan ka?
U3, for a 75L property, a gross rent of ₹20-22k means a gross yield of around 3.2-3.5%. But after society maintenance (which can be ₹3-4k easily), property tax, and occasional repairs, net yield often drops to 2.5% or even lower
Resale liquidity depends on the flat. Good views, higher floors sell faster. Ground floor units sometimes sit for longer. But overall, it's not a dead market.
U3, 3% net yield is tough, yaar. I have a friend who owns a 2BHK in Shriram Smrithi. He's getting around ₹20,000-₹22,000 per month. After maintenance, property tax, and minor repairs, it barely touches 2.5% net. Tenant milne mein 1-2 months lag jaate hain sometimes.
Shriram Smrithi is a good choice for stability. My uncle bought there two years back, no major issues so far. Completed project hai toh tension kam rehti hai.
₹75L for Shriram Smrithi? Bhai, that seems a bit steep for a completed project, even if it's premium. I thought the range was more like ₹52L-₹88L. Are you sure you're getting a good deal at the higher end of that spectrum? Just thinking about future appreciation, it might be tough to see significant growth if you're already paying top dollar.
