Honestly, I'm a bit worried. Just got possession in March, and things nobody told me! Has anyone else faced crazy hidden charges at possession, like insane PLC? Heard mixed things about different builders. Like, kya kisi ko pata hai about Supertech's on-time delivery record? And how's the maintenance with ATS Green after a few years? Should I have considered Godrej instead? Not sure if it's worth the premium, tbh.

Rising property rates are making it even harder for first-time buyers. Sector 150 used to be affordable, now it's almost as expensive as Sector 44!
New metro line is definitely impacting prices. Accessibility is a huge factor in Noida.
Which floor did you get? Corner units usually have higher PLC, but they should have informed you upfront.
@U19 That's true. Corner units and park-facing units always have extra charges. But hidden charges are a big no-no.
Mera bhi same experience tha 2 years ago with Amrapali (RIP). They promised the moon and delivered a crater. Check your OC before moving in, seriously.
Anyone know the current possession status for Supertech's Twin Towers replacement project? Heard it's delayed AGAIN.
Last I heard, they were aiming for late 2025. But don't hold your breath.
I bought in Sector 75 three years ago, and honestly, it's been a mixed bag. The location is great, but the builder is a pain to deal with. Maintenance is okay-ish.
PLC should be mentioned in your agreement. If it wasn't, don't pay it! Fight it.
PLC at possession? That's ridiculous! Check your agreement carefully. They can't just add charges out of thin air. RERA mein complaint karo, they'll sort it out. Which sector are you in?
Godrej is definitely worth the premium, in my opinion. Peace of mind is priceless, especially in Noida. They actually deliver on time and the construction quality is much better. Maybe look at their Sector 43 project if you're considering resale?
@U5 Sector 43 is expensive yaar! Avg rate is touching 15k/sqft now. Is it really that much better than, say, a good ATS project?
@U6 It's not just the construction quality, it's the overall management and amenities. ATS is good, but Godrej is a different league. Plus, the location is prime.
Location is key, true. But 15k? That's crazy. I'd rather invest in Gurgaon at that price.

Bhai, welcome to Noida! Possession delays are practically a birthright here. Hidden charges toh pakka milenge. Which project are you talking about?
ATS Green maintenance is decent, but expect annual increases. They're not transparent about where the money goes, but things are generally kept clean. Supertech...well, let's just say 'on-time' isn't in their vocabulary. RERA complaint karo if they're delaying too much.
