Possession in January, ground reality around Jewar surprised me
Possession was in January near Sector 18 Greater Noida, and honestly, ground reality is wild. Everyone hyped the Jewar airport pushing 3BHK prices past ₹1.35Cr, but daily travel is still rough without that Aqua Line metro extension running. Are these price spikes purely speculative right now, or is actual connectivity coming soon? Has anyone else noticed this?

Every time I open this forum my decision changes completely. Morning me lagta hai abhi nahi kharida toh out of reach ho jayega, evening me ground reality dekh kar lagta hai paise doob jayenge. Let's see what happens to prices once the first commercial flight actually takes off.
Bhai Alpha-II Commercial Belt side dekhna chahiye tha fir aapko, at least there you get established markets and somewhat predictable rent yields. Sector 18 area will take another 4-5 years of real patience, so if you already have possession, rent pe chadha do till connectivity improves. But wait, did your builder at least give the proper OC before handing over keys?
Haan sach me, that registry issue is terrifying. Even we are looking near Alpha II and scared to death about unverified builders. Did the original poster check if registry has actually started in that project?
Usually half these societies are handing over fit-out possession without full OC, that is the biggest trap right now. My cousin took keys in a hurry and now registry is stuck indefinitely because builder dues are pending with the authority.
Total herd mentality chal rahi hai abhi Jewar belt me. I visited three societies last Sunday and every sales rep only talks about runway trials, but no one answers about basic Ganga water supply or school buses coming there. How are people taking possession with kids?
Bhai 1.35Cr is pure speculation by brokers, ground reality kuch alag hi chal rahi hai. Builder told us Aqua Line metro extension DPR is approved, but ground work kab complete hoga no one knows, maybe 2027 or even 2028. We are first-time buyers with hard-earned savings, what if we get stuck paying huge EMIs and hefty rent together? Has anyone checked the actual UPMRC ground updates recently?
Ye sunke meri toh anxiety aur badh gayi yaar. We have a strict ₹85L ceiling, and brokers in Alpha I Greater Noida are laughing at our budget, saying wait 6 months and even 2BHKs will cross 1Cr. Itna FOMO create kar diya hai market me ki samajh nahi aa raha wait karein ya jump in.
UPMRC has only submitted revised routes towards Jewar, tender final hone me aur saal nikal jayega. Till then you will purely depend on expressway traffic and toll plazas.
₹1.35Cr for a 3BHK there? My hands are shaking just reading this because we almost stretched our budget for a similar flat last month. Everyone keeps saying airport aayega toh rate double ho jayega, but if commuting right now is hell, family kaise shift karegi? Is any basic public transport even running daily till Sector 18?
Aapne bilkul theek notice kiya. We checked near Alistonia Estate too, and basic daily needs like groceries require a 15-minute drive. I got scared seeing the empty stretches at night and backed out of my booking token.
Bhai public transport is almost zero after dark. We visited a site near Ajayabpur recently, and shared autos are erratic, while cabs cancel 4 times before accepting. Agar personal car nahi hai, you are totally stranded out there.
