RERA rules toh hain, par builders uska bypass dhoondh lete hain. Jaise 'development charges' ya 'infrastructure charges' ke naam pe kuch bhi daal dete hain jo agreement mein vague hota hai. New Delhi market mein abhi bhi bohot builders ye karte hain, especially for projects jo RERA se pehle launch hue the but possession ab ho raha hai. Isiliye agreement carefully padhna bohot zaroori hai.

Same here, 2L extra for my flat in Ghaziabad. Builders play dirty.
Ye TRT Realty wale toh notorious hain, I've heard. My cousin almost booked with them in Sector 24, but backed out after reading reviews about hidden charges. For my flat in Alaknanda, I specifically asked for a 'no hidden charges' clause in the agreement. Still, they tried to sneak in a 'power backup installation fee' of ₹80k at possession. I refused, showed them the clause, aur finally they waived it. It's all about standing firm.
Haan, mera bhi 1.5L extra gaya tha for a 2BHK in Dwarka. Utility charges, society formation fees, aur ek random 'IFMS' charge. Next time, make sure to get a detailed breakdown of all charges in writing *before* booking. Otherwise, they'll always surprise you. RERA agreement mein sab clear hona chahiye.
