Visited Rani Promoters, Sector 4, Noida Extension for a 3BHK. At possession, they're adding huge hidden charges – IFMS, Club Membership – almost ₹5L extra! I'm an investor, this hits my ROI hard. Is this normal practice? How do others factor these costs? Bahut zyada lag raha hai.

Bhai, Rani Promoters ka track record waise bhi mixed hai. I remember seeing complaints about their project near Ajayabpur too regarding delays. Yeh hidden charges toh common ho gaye hain, especially for projects that are nearing completion and they want to squeeze out last-minute cash. Did they show you a clear breakdown of these charges or just a lump sum demand?
Unka toh bas lump sum demand tha, koi proper breakdown nahi. Bola 'standard charges hain' aur bas. Meri toh haalat kharab ho gayi sunke

RERA mein mention hona chahiye tha, but builders often put these clauses in super fine print. Check your builder-buyer agreement carefully. Meri ek friend ke saath Alpha I Greater Noida mein bhi aisa hi hua tha, unhone 'IFMS' ko ek chote se clause mein daal diya tha.
Definitely RERA violation hai bhai! Builders chupate hain initial mein. You should report this.
