DLF ya Godrej projects mein PLC/EDC ka kya scene hai? Upgrading 3BHK in Vasant Kunj. After booking, kitna extra pay karna pada? How to negotiate hidden charges upfront?

So the key takeaway seems to be scrutinize the agreement of sale like your life depends on it. Don't just rely on the sales brochure or what the sales person says. Get a good real estate lawyer to check every single clause, especially those vague ones related to 'other charges' or 'government levies', before signing anything. It's the only real defense against these hidden costs.
U5, what did you end up doing about that 8 lakhs extra? Did you manage to negotiate or had to pay it all?
Current market conditions in Delhi NCR are making builders push these charges even harder to cover their own increased costs and maintain margins. Demand is still high for good projects, especially in prime areas like Vasant Kunj, so they know buyers will eventually pay up. It's a tough spot for first-time buyers who are already stretching their budgets.
Bhai, mera toh dimag kharab ho gaya tha with Godrej. Booked a 3BHK in Anand Niketan. They kept adding 'development charges' and 'infrastructure charges' saying it's government mandated. Total 8 lakhs extra, which was not clearly mentioned upfront! I felt completely trapped since I had already paid 30% of the flat cost. It's a total scam if you ask me.
U5, same pinch! Builders are all the same. Loot macha rakhi hai.
U3, yes, RERA states that builders cannot unilaterally increase costs for services not mentioned in the agreement for sale. But the catch is, most builders include vague clauses like 'subject to changes as per government norms' or 'additional charges for enhanced amenities'. You need to challenge specific line items with your lawyer.
DLF projects, especially the older ones or those with delayed possession, have a notorious reputation for these add-ons. My cousin bought in their Alaknanda project years ago, and the final cost was almost 15% higher than what was initially quoted, mainly due to EDC and IFMS. Godrej is generally better but still, always read the fine print. Don't trust sales guys, they're only interested in closing the deal.
This is exactly my biggest fear right now! I'm looking at a 2BHK in Dwarka and the sales guy is super smooth, but I keep hearing these horror stories about PLC/EDC. Vasant Kunj mein 3BHK upgrade, that's a big investment, hope you don't get stuck like many others.
Is there any way RERA helps with these post-booking charges? Like, builder can't just surprise you with new costs after you've committed, right? I thought RERA was supposed to protect against this.
Bhai, DLF Gurgaon mein mere dost ke saath bhi hua. Bola kuch, diya kuch. Final bill was shocking.
