Sector 150 mein, I'm based in Dubai and recently got possession. Carpet area was less than promised, almost 50 sqft. Matlab, what you see is not what you get. And the maintenance charges are insane! Has anyone else faced this with Godrej Properties? Heard mixed things about their construction quality vs resale value. Should I have gone with Tata Value Homes instead? Need property manager recommendations too. Am I the only one?

Which floor is your apartment on, U1? And is it a corner unit? Corner units often have slight variations in carpet area.
Be careful — Godrej has 3 delayed projects in Noida Extension. Check their track record thoroughly before investing further.
Maintenance charges are always a shocker. They quote something during booking and then it's a different story after possession. It's a standard builder tactic.
I invested in Sector 150 a few years back. The infrastructure is definitely improving, especially with the new metro line coming up. But builder shenanigans are a constant headache.
U11, Metro line is a game changer! That's why rates are going up in that area. Good investment decision!

Bhai, you are NOT alone! Sector 150 is becoming notorious for this. Check your RERA agreement carefully. That's your only hope. Which Godrej project is this?
50 sqft is a significant difference! Definitely raise a complaint with RERA. And yes, maintenance charges are a killer in most new societies. Godrej generally has good resale, but construction quality can be hit or miss depending on the project.
Tata Value Homes are a different segment altogether. You can't really compare them directly to Godrej. What was the promised carpet area and what did you actually get? Need to know the numbers to advise better.
I bought in Godrej Palm Retreat. Possession is still pending, supposed to be by end of this year. Now I'm worried! Has anyone taken legal action against Godrej for similar issues?
U5, Palm Retreat is a good project though, location wise. Just be prepared for delays. Builder ne phir se date extend kar diya lol
U5, I heard Palm Retreat is facing some environmental clearance issues. Double check with your sales rep.
U5, legal action is a long and expensive route. Try RERA first. It's much faster.
