Just moved into CEL Apartments last month and honestly, the snag list is endless. Everyone glorifies 'premium amenities' but nobody talks about the daily fixes. Water pressure is weak, cracks already appearing. How does this affect resale or tenant attraction? Are we paying for marketing fluff? Change my mind.

My advice to all first-time buyers: don't just look at the show flat. Try to visit an older project by the same builder, or talk to residents who have already taken possession. My uncle bought a flat near Anand Vihar years ago, and he regrets not doing a thorough check. Abhi bhi water leakage issues hain. Yeh marketing fluff toh bas aankhon mein dhool jhonkne ke liye hota hai.
Legal recourse is tough and time-consuming, bhai. Most builders have clauses that make it difficult. Best is to form a residents' association and collectively pressure them, but even that's a long shot. Hum middle-class buyers ke paas toh option hi kya hai. Jo mil raha hai, usi mein adjust karna padta hai.
Toh ab kya option hai? Builder toh sunta nahin. Maintenance team bhi bas temporary fixes karti hai. Is there any legal recourse for such widespread issues?
Did anyone check CEL Apartments' RERA track record or previous projects? Sometimes a builder's history speaks volumes. Is this a common issue with them, or a one-off for this project?
Matlab, humein bas photos aur brochures pe hi rely karna padta hai? Builder ki reputation bhi fake ho sakti hai kya?
Main bhi check kar raha tha, CEL ka RERA status toh 'under construction' hi dikha raha tha kaafi time tak, even after possession dates. Unka ek project Alaknanda mein bhi tha, wahan bhi delays aur quality issues ki complaints aayi thi. Lagta hai market pressure mein quality compromise kar rahe hain builders. Delhi mein aajkal builders bas completion pe focus kar rahe hain, quality pe nahin.
This is exactly why I'm so hesitant. I almost booked in Anand Niketan last year with a well-known builder, but pulled out after seeing a friend's possession experience. Construction quality is a huge gamble now. Builders are cutting costs, and with property prices already soaring in Delhi, buyers are stuck between a rock and a hard place. Resale value toh affected hogi hi, especially if these snags are visible.
Hmm, cracks already? That's concerning. Can you share which tower or floor? Sometimes it's a specific block issue. And water pressure, is it a general problem or just in your unit? Trying to understand the scale.
Sahi keh rahe ho. My cousin lives in Ansal Villas and even there, new constructions have similar issues. Quality has gone down across the board.
Nahin yaar, it's not just my unit. My neighbour also complained about water pressure. And cracks are appearing even on common area walls. It's Tower C, 8th floor, but I've heard similar from other towers too.
Bhai, exactly! Mere dost ne bhi CEL mein liya hai, same issues. Lagta hai Delhi mein builders bas outer finish pe dhyaan dete hain, andar sab khokla. How do we even trust anyone now?
