Power backup claims: Investor's reality check?

₹1.2 crore for a 3BHK in Sattva Lake Ridge, and I'm still figuring out the true value. My last property, power backup ka issue itna tha ki tenants were always complaining. Builder ne bola full backup, but it's always just common areas. It affects resale, ya know? Plus, after 2 years, construction quality issues start showing – minor cracks, kitchen fittings loose. Is it just me or does this happen everywhere? I'm worried about long-term maintenance costs eating into my rental yield. What's been your experience with power backup claims vs. reality, especially in Hyderabad projects? Does it really impact ROI for investors?
