PR7 Airport Road: What's your take on property prices?

Been tracking Chandigarh infra projects for a while now, the PR7 Airport Road extension especially. My last SBP Group 3BHK in Mohali gave decent appreciation, but I'm looking at future growth. I'm seeing prices around Zirakpur and Aerocity already reflecting the PR7 impact. Is this genuine demand ya builder hype? What's your take on current prices, like a 2BHK around ₹90L? Aur IT Park developments ka real estate pe kitna asar hai? From my experience, connectivity changes everything. Kya aapko lagta hai ki prices abhi bhi affordable hain for a calculated ROI?
