My possession for Prakash The Hallmark Wings D E F in Hinjewadi was in March. Honestly, construction quality is okay, but kuch finishing issues toh hain, especially plaster cracks in the balcony. Amenities ki baat karein toh, pool area abhi bhi complete nahi hai, jo brochure mein dikhaya tha. Builder ka response after possession has been thoda slow. Aur post-possession maintenance charges kaafi high lag rahe hain, not sure if this is normal for Pune. Anyone else living there, ya Prakash Associates ke dusre projects mein, facing similar issues? Kya ye charges settle down hote hain?

This scenario is unfortunately quite common in Pune's real estate market right now, especially with the surge in new projects in areas like Hinjewadi and Wakad. Builders are rushing to meet demand, and quality often takes a backseat. Post-possession service is almost always an afterthought for them. It's a buyer's market in terms of options, but a seller's market in terms of getting what you paid for. We need stronger RERA enforcement for these issues, not just for delays. What about the RERA registration number for this project, did anyone check if the amenity completion dates are listed there?
The OP mentioned high maintenance charges. Can you share roughly how much per sq ft? And what about the quality of internal fittings – like bathroom fixtures and kitchen counters? Is that also 'okay' or actually good for the price point in Hinjewadi?
Maintenance charges are a huge hidden cost. I bought a 2BHK in Akurdi last year, and initially, our charges were high too, around 3 Rs/sqft. But after the society was formed and took over, we negotiated with the vendor, and it came down a bit. For amenities not being complete, you can try forming a residents' association and putting collective pressure. Builders often delay completion of common areas to save costs.
Fittings are average, nothing premium. Definitely not worth the 'premium' price they charged for the location.
Mine is 3.5 Rs/sqft, which feels steep considering half the amenities are still incomplete. Plus, they charge for parking separately, which wasn't clear during booking. It's frustrating.
Bhai, ye toh common ho gaya hai. My cousin bought in Ambegaon a couple of years back, and their builder also had super slow response post-possession. They even had issues with water supply for months. The brochure showed a grand clubhouse, but it's still just a shell. We first-time buyers are so vulnerable, we just see the glossy pictures and get trapped. Always check the builder's past projects, if any, and talk to current residents.
Prakash Associates? I remember checking their projects. Didn't they have very few prior projects? I always get nervous with builders who don't have a long track record, especially for such a big investment. Is this their first major residential one?
Haan, I did my RERA check, and it showed no prior projects listed under them. It's a huge gamble for first-time buyers like us. Makes you wonder how they got the funding for such a big society.
Exactly! Sahi pakda. They literally had zero completed projects before this. That was a red flag for me.
Yaar, same pinch! My flat in another project also had plaster issues. Builders promise a lot but delivery is always 'chalta hai' type. Maintenance charges toh loot rahe hain.
