Is Prateek Grand Begonia Phase I ka appreciation potential just marketing hype? Honestly, ₹1.29 Cr to ₹2.65 Cr is a big jump for Ghaziabad, especially for an under-construction project. Builder ke delivery track record pe kitna trust kar sakte hain? I've heard stories about delays, aur ye Phase I hai... will they actually stick to the timelines? My main concern is the investor ratio. Agar zyada investors hain, toh kya resale market liquid rahegi? Aur rental yields bhi affect honge na? Koi bolta hai Ghaziabad mein double-digit appreciation milega, but I'm just not seeing it for these prices. Lagta hai end-user market ko ignore kar rahe hain. Change my mind.
