My lease ends in 3 months and I'm seriously looking at Prateek Grand Begonia Phase I. I work in real estate, but buying for myself is totally different. Amenities look good on paper, but are they actually usable ya bas show-off hai? Is the pool clean, gym equipment working? Also, carpet area efficiency — does it feel like good use of space or just super area games? Need honest resident feedback.

Yeah, 2029 is a long shot. Aajkal market conditions bhi thodi volatile hain, especially with construction costs rising. Builders often delay. I booked near Abhay Khand, and my possession got delayed by a year. So be prepared for that.
Possession date is 2029-06-10, which is quite far off, to be honest. The RERA number is UPRERAPRJ790651/09/2024. Long wait hai yaar, itne time mein interest rates ka kya hoga, pata nahi.

Initial years mein sab theek tha, but then maintenance issues, ganda pool, gym equipment kharab. Builders ka focus sirf sale tak hota hai. Prateek ka track record bhi check kar lena pehle. Carpet area ka game toh har jagah chalta hai, super area bolke zyada charge karte hain. Dhyaan se dekhna.
Totally agree! Mujhse bhi same doubt hai. Amenities dekh ke lagta hai ki life set ho jaayegi, but maintenance ka kya? Aur agar sab dysfunctional ho toh itna paisa waste.
