Since January I've been checking out 3BHKs in Greater Noida, thinking of upgrading from my 2BHK. Prateek Laurel dekha tha, brochure mein sab sahi laga. But construction quality ke kya haal hain? Dost bolte hain possession ke baad kaafi snag issues aate hain – cracks, seepage, fittings loose. Yeh sab long-term ROI pe affect karta hai na? Maintenance costs bhi badh jaati hain. Aur parking allocation ka kya scene hai? Lottery system hai ya reserved milta hai? Investor hoon, tenant attract karna hai, toh yeh chhoti cheezein matter karti hain. Kya yeh sab baad mein headache ban jaati hain?

Bhai, Prateek Laurel toh 2013 mein hi possess ho gaya tha. Itne saalon mein toh feedback achha hona chahiye tha. Kya iska RERA number UPRERAPRJ591510 hai? Aur agar itne purane project mein abhi bhi construction quality ke issues hain, toh kya fayda? Koi resident hai yahan se jo bata sake ki actual ground reality kya hai? Parking ka issue solve hua ya abhi bhi lottery system hi hai?
Haan UPRERAPRJ591510 hi hai uska RERA number. Main bhi check kar raha tha. Actually, 2013 mein possession mila tha, but tab bhi kaafi log complain kar rahe the finishes ko leke. Builders often rush to complete, aur uss time
Sahi kaha bhai, Prateek Laurel ka naam toh suna hai but construction quality ka darr toh rehta hi hai. Budget mein 3BHK mil raha hai toh lagta hai achha deal hai, but yeh snag issues sunke darr lagta hai. Kya pata baad mein kitna kharcha ho jaaye.
Meri ek friend ne bhi aise hi ek project mein invest kiya tha Alpha II mein. Builder ne possession ke time sab theek dikhaya, but 6 mahine baad seepage shuru ho gayi. Ab repair karwa karwa ke thak gayi hai. Socho investor ko kitna problem hoga.
Exactly! Sirf buying price nahi, future resale value bhi toh matter karti hai. Agar maintenance mein hi paisa jaayega, ROI kaise milega?
