Online research kiya Prateek Laurel ka, Dubai mein baithke dekhna mushkil hai. Maintenance charges kaafi high lag rahe hain. Kya service quality actual mein justify karti hai in charges ko? Prateek Laurel ka toh naam suna hai, but 2013 ka possession hai. Us time ke projects mein maintenance thodi high rehti thi because of older tech, initial builder charges and then AOA takeover. RERA number UPRERAPRJ591510 hai. Total units 1560 hain. But 1560 units mein agar sab contribute nahi karte, ya builder dues pending hain, toh burden baaki pe aata hai. Service quality ka kya scene hai abhi? Koi current resident batao, kya amenities justify karti hain in charges ko?
U8, service quality theek hai, but charges are like ₹4.5/sqft. For a 2013 project, it feels a bit much. Especially for first-time buyers like us, every penny counts. My cousin lives there, they complain about it constantly.
Haan bhai, Prateek Laurel ki maintenance toh suni hai high hai. Mere friend ka Alpha II mein hai, unka bhi same issue hai with older projects. Dubai mein baithke research karna aur bhi tough ho jaata hai.

Pehle builder ne bola 2.5/sqft lagega, ab AOA ne 4.5 kar diya hai. Investors ke liye toh ye seedha loss hai. Plus, Prateek Laurel ka possession 2013 ka hai, toh repairs and sinking fund bhi alag se aayenge. Ye sab future costs add up hote hain.
