Possession was in March, just moved into my 3BHK on Sohna Road from Lion Infra Developers LLP. Honestly, the pre-launch brochure was pure fraud. They showed a huge clubhouse, swimming pool, proper green areas. Abhi dekho, it's all so different. The gym is tiny, pool is still under construction, aur green space toh naam ka hai. I paid a premium based on those images. Lagta hai builder ne poora game khela hai. Feeling so cheated after paying such a high EMI. Has anyone else faced this with Lion Infra or other builders in Gurugram? What options do we even have?

Lion Infra ka toh yahi haal hai, Sohna Road pe inke aur projects bhi aise hi hain. Not surprised at all.
Totally understand your pain. Happened with me too with another builder for a project near Airport Road, Gurgaon side. They promised a multi-level parking and a state-of-the-art gym, ended up with a cramped basement parking and a gym that looks like someone's drawing room. We paid almost 10% extra for these 'premium' amenities. It feels like they just lure you in with fancy renders and then deliver something completely different. How did you manage to deal with it?
RERA takes time, but it's the only legal recourse. Gather all your documents.
This is a classic builder tactic, unfortunately. They show you super built-up area and then the actual carpet area is so much less. Plus, amenities are always 'under construction' or downsized. Always check the RERA registered plan, not just the marketing brochure. That's where the real details are.

Sahi keh rahe ho. Mera bhi possession next year hai in Baharampur Naya, aur abhi se darr lag raha hai. Builder ne toh poore town hall mein bade-bade hoardings lagaye the amenities ke. Agar aisa nikla toh meri toh saari savings barbaad ho jayengi.
