Super area figures are a total scam, honestly. Meri last purchase mein, after moving into my Whitefield flat a few months back, I realized kitna difference tha carpet area mein. Now I'm looking at a 3BHK in Visthar, maybe with ND Developers. They're pushing pre-launch offers, saying it's the best deal. But is it really? Kya early-bird discount genuine hota hai, ya just a marketing gimmick? Aur yeh super area vs carpet area ka difference kaise negotiate karein? Log bolte hain builders inflate karte hain numbers.

Regarding your question about early-bird discounts: yes, they can be genuine, but they come with higher risk. Builders need initial capital, so they offer lower prices. But you're buying into a concept, not a finished product. Always check RERA registration for the project and builder's track record. Negotiating super area is tough, but you can try to get a commitment on carpet area in the agreement, specifying a penalty if it's less.
ND Developers? Be very, very careful. I've heard some not-so-great things about their past projects, especially regarding possession delays and quality issues. Pre-launch offers can be tempting, but sometimes they're just a way to fund the project without proper approvals in place. Do your homework on them before committing.
Totally agree with you on the super area point, bhai! Builders play so many tricks with those numbers. My friend also got burned in a pre-launch deal near Marathahalli where the carpet area was shockingly less than what was promised. It's so frustrating for first-time buyers like us.
