My possession was in March, and honestly, pre-launch offers are a joke. Everyone says early-bird gets the discount, but mera toh ulta hua. Builders just hike prices later. Sain Vihar mein same flat ab sasta mil raha hai. Change my mind.

Sain Vihar mein itna price drop kyun hua, koi idea hai? Is it specific to that builder or a general market trend?
Sain Vihar mein price drop ka reason multiple factors hain. Firstly, that specific builder ka reputation abhi thoda down gaya hai deliveries ki wajah se. Secondly, Gh
Yaar, this is the story of every second first-time buyer. My friend booked in Abhay Khand, and they promised possession in 2022. Abhi tak builder ne date extend kar di hai 3 baar, aur price bhi wahi hai jo usne pre-launch mein diya tha. Usse achha toh ready-to-move le leta! Builders just play with our emotions and our hard-earned money.
Hmm, I'm not entirely convinced it's a *scam* for everyone. Sometimes, pre-launch does offer a genuine advantage, especially if the project is by a reputed builder and in a fast-developing area. My uncle bought in a pre-launch in Noida Extension years ago and got a significant appreciation. The key is due diligence, checking builder's past projects, and the actual launch price vs. current market. Maybe your project just had poor demand or the market corrected?
I think it's a mixed bag. The 'scam' part comes in when builders over-promise on timelines and under-deliver on quality, or when the market tanks unexpectedly. Pre-launch can be beneficial ONLY if you're buying for investment and have a long horizon (5-7 years minimum) AND the builder has a solid track record of delivering on time. For end-users who need a home by a certain date, it's a huge risk and often not worth the small initial discount, if any.
Haan, bilkul sahi kaha. It's all about market conditions, not just builder reputation.
I respectfully disagree with your point about genuine advantage, bhai. Reputed builders bhi chuna laga dete hain. My brother booked a flat with a big name in Ghaziabad, pre-launch offer thi. They kept delaying, and by the time possession came, the prices in the secondary market were actually lower than what he paid. Due diligence can only go so far.
Totally agree with the original post! Mera bhi same haal hua. Booked a 2BHK in Ahinsa Khand 1 two years back, thinking I'm getting a steal. Now I see similar configurations in the same area being offered at almost the same rate, sometimes even lower with better amenities. Builder ne bas initial hype create kiya tha.
