Pre-launch deals are investor traps, not discounts — change my mind.
₹45,000 rent for a 2BHK in Sector 1 is just insane now. I'm finally done with renting, time to build equity. Everyone glorifies pre-launch deals as the ultimate investor move, but I'll say what no one says: it's a trap. You're buying a dream on paper. Orchid Infrastructures ya koi bhi builder, they promise low rates for Dwarka Expressway projects, but then PLC, floor rise, and all these hidden charges come up. My budget is ₹1.5 Cr for a 2BHK. After stamp duty, registration, OC, and interiors, that 'discounted' pre-launch price actually crosses open-market rates. Total cost of acquisition is what matters, not just the base price. Is early bird really a discount, ya just a fancy payment plan? Change my mind.
