Been looking at Hyderabad properties for a year now, aur dimag kharab ho gaya hai. Finally, fed up of renting, so thought of taking the plunge. Salarpuria Sattva ka ek project dekha tha Gachibowli mein. Pre-launch mein bola tha itna discount milega, but jab final price dekha, aur super area calculation dekha, toh laga ki ye toh fraud hai. Matlab, pre-launch mein bhi koi real savings nahi hoti kya? Ya sirf marketing gimmick hai? They quote 1200 sqft but carpet area barely touches 800. Is it even worth considering these 'early bird' offers? Kaise pata chale ki real discount hai ya bas numbers ka khel? EMI vs rent ka sara math hi bigad jaata hai. Any advice on navigating this super area trap?

Dekho, RERA ke rules hain ki carpet area mention karna mandatory hai. But builders play with the definition of super area. Usme common areas, walls, lift lobby sab daal dete hain. Gachibowli mein toh demand hi itni hai ki builders ko pata hai log lenge hi. Best hai ki ready-to-move-in properties dekho, ya fir at least completion stage pe. What's the average difference between super and carpet area one should expect?
Generally, 25-30% loading is considered acceptable in Hyderabad for apartments. Anything above that, you should be very careful. Some builders even go up to 40% in prime areas like Begumpet, which is just daylight robbery. Always ask for the RERA carpet area certificate.
Totally agree with the OP. Pre-launch is a scam for first-time buyers. Been there, done that.
Bhai, ye sirf Salarpuria Sattva ki baat nahi hai. Almost har builder yahi karta hai. Pre-launch offers are designed to create FOMO and lock you in early. They show you a lower per sqft rate, but then the super area is inflated like anything. I remember seeing a project near Banjara Hills, quoted 1500 sqft, but the actual usable space was barely 1000 sqft. Plus, amenities ke naam pe extra charges itne laga dete hain ki total cost skyrocket ho jaati hai. How do we even compare apples to apples in such scenarios?
Exactly! Hidden costs are the real killer. Amenities charges, floor rise, parking, GST... list never ends.
You're right, comparing is the hardest part! Builders give different loading percentages. I've seen some projects with 30-35% loading, which is insane. So a 1500 sqft super area becomes a 975-1050 sqft carpet area. You need to get the detailed floor plan and bifurcation of areas.
Exactly yaar! Salarpuria Sattva ka naam suna hai but pre-launch deals hamesha fishy lagte hain. Mere friend ne bhi Ameerpet mein ek project mein dekha tha, bola super area aur carpet area ka difference itna zyada tha ki effective rate bahut high ho gaya. Ye sab marketing ka chakkar hai, real discount toh milta hi nahi.
