Been looking at 3BHKs in Ghaziabad, around Raj Nagar Extension and Gyan Khand, for months. Currently in a 2BHK in Indirapuram, thinking of upgrading. Already have a home loan. Okay, I'll say what no one says: pre-launch discounts are a total scam! Builders like KS Builders And Properties ya ATS, sab bolte hain early bird advantage. But I feel they just inflate the initial price to show a "discount" later. Matlab, original price inflated hota hai kya? These spot discounts brokers push? It's just to rush you. Can you really knock off more than 2-3% on a 60-70L flat? Disagree? Tell me why.

See, I got a decent deal in Ahinsa Khand 2 years back. It was a pre-launch for a reputed builder
Sahi keh rahe ho. I'm also looking in Ghaziabad, near Indirapuram, for a 3BHK. These 'pre-launch' prices look good on paper, but after all the hidden charges and floor rise, it’s rarely a real discount. How much can one realistically negotiate after the 'pre-launch' phase if the builder is desperate to sell?
Exactly! I felt the same. Sab bolte hain 'limited period offer' but then wohi price 2 mahine baad bhi mil jata hai. Pure marketing gimmick hai, bas buyer ko pressurize karne ka tareeka.
