Visited a few projects around Duhai last weekend, including Aalayam Buildtech's. I'm currently in a 2BHK in Vasundhara, thinking of upgrading to a 3BHK for better ROI. Builders often push pre-launch pricing, bolte hain discount hai. But is that 'early-bird' really a discount, ya bas marketing hype hai? Kisi ko experience hai Ghaziabad mein? Also, this floor-rise premium and PLC, is it actually worth paying extra for an investor? Ya normal floor bhi theek hai? Looking for real opinions, yaar.

For an investor, PLC and FRP are usually not worth it unless the project is super premium and you're targeting a very niche buyer. Normal floor with good ventilation and light is generally better for ROI because your initial cost is lower. Zyada extra paisa mat lagao, yaar.
Haan, Ghaziabad mein experience hai. Maine Ahinsa Khand 2 mein ek project dekha tha, pre-launch mein bola ki 10% discount hai. Jab launch hua, toh base price hi badha diya tha, so effectively same hi pada. Sirf booking amount jaldi le lete hain.
Bhai, mostly marketing hype hi hota hai. They just want to create urgency. Real discount bahut kam milta hai. Budget mein raho toh better hai.
