Since moving into my Gachibowli flat three months ago, I've been thinking about property pricing. I got a decent 3BHK, but yaar, pre-launch offers sometimes seem too good to be true. Like Salarpuria Sattva in Attapur, they had early-bird rates. Is that *really* a discount, or just a marketing gimmick? I wonder if waiting for open-market prices, with more construction clarity, allows for better negotiation. For future investments, which approach gives better value: pre-launch ya thoda wait karke?

Totally agree! Pre-launch is mostly FOMO marketing. They show you a lower price, but by the time it's ready, the actual market value might be similar or even lower in some areas. Builder ke promises pe bharosa nahi hota. It's too risky.
💯 U1! Builder ka track record dekhna bahut zaroori hai. Otherwise, you're just buying dreams and endless delays. Especially in areas like Attapur, where there's so much competition, builders might over-promise.
