Pre-launch deals in Ghaziabad: Are they really a discount?
Not proud of this but I almost got duped by a pre-launch scheme. Everyone glorifies pre-launch prices, but from my experience, builders like Palm Infra Group in Hindan Residential Area, their 'early bird' offers often don't translate to real savings. Many times, jab tak project actually launch hota hai, open market mein better deals mil jaati hain, ya phir initial discount PLC aur other charges se offset ho jaata hai. That initial price is just bait. My calculation always includes stamp duty, registration, and especially the 'extra' charges like parking and floor-rise premium. People forget to factor in the total acquisition cost. For a 3BHK in Crossings Republik at ₹90L, total cost will easily hit ₹1.05 Cr. The real ROI calculations need the actual out-of-pocket amount. Am I wrong? Change my mind.
