Pre-launch deals in Gurugram: Real discount or just a hook?

Since last Diwali, I've been eyeing properties in Gurugram, especially around South City II ya Dwarka Expressway. I work in real estate, but for my own investment, it feels different. SS Group ke pre-launch offers kaafi attractive lagte hain, but is that 'early bird discount' real ya bas marketing hype? Matlab, total cost, including PLC and all, kitna difference aata hai baad mein? Kya sach mein pre-launch mein better deal milti hai, ya later on bhi negotiation space rehta hai?
