Not proud of this but I almost got duped by a pre-launch scheme. Builders like Floral Realcon in Chi IV offer 'early bird' deals, but are they actually cheaper? Pre-launch discounts seem confusing. Super area ka kya scene hai? Builders inflate numbers for a 2BHK. Should I only consider carpet area? Are these offers genuine?

Floral Realcon ka toh track record hi bahut shady hai. I heard about their previous projects in Chi IV and Alpha I Greater Noida, many delays. Have they even delivered anything on time ever? Anyone has experience with their older projects?
Noida Extension mein market abhi thoda unstable hai, especially for new projects. Interest rates bhi upar hain. Builders know this, so they push these 'pre-launch' deals to generate cash flow. Don't rush into anything just because it's an 'early bird' offer. Wait for RERA, compare prices, and check the builder's past delivery record. Don't get emotionally attached to a project; it's a huge investment.
Exactly U6! Ajayabpur mein bhi same cheez chal rahi hai. Developers are desperate.
Yaar, ye super area ka chakkar toh sabse bada fraud hai! I went to see a 2BHK in Alistonia Estate, builder quoted 1200 sq ft super area. But jab carpet area poocha toh sirf 650 sq ft nikla. Almost double! Kaise expect karte hain ki hum log itna difference pay karenge? Is there any standard for super area calculation or is it just whatever they want to cook up?
U4, no standard rule as such, but generally, super area is carpet area + walls + common areas. Developers inflate it to show a bigger picture. Ideally, your super area should be 1.25 to 1.4 times your carpet area. Anything beyond that is usually a red flag. Always insist on knowing the carpet area first.
Totally agree! Noida Extension mein pre-launch ka naam deke bas hype create karte hain. Maine bhi ek project dekha tha Alpha II mein, same story. Builders just want to lock in your money. But what about the RERA registration for these pre-launch projects? Is it even legal to sell without it?
Sahi baat hai U1, Floral Realcon ka toh naam hi suna hai. Never trust pre-RERA bookings, it's too risky for first-timers like us.
U1, RERA registration toh must hai bhai. Bina RERA ke toh booking karna hi nahi chahiye. Agar pre-launch hai aur RERA number nahi hai, toh seedha seedha scam hai. Builders RERA ke pehle hi bookings le lete hain, phir baad mein delays hote hain.
