Did a site visit to Kiwi Land And Housing in Sector 109 last weekend. Fed up of renting yaar, landlord ne phir rent badha diya. Finally taking the plunge, EMI vs rent math ab sahi lag raha hai. Builder is pushing pre-launch rates for a 3BHK, saying it's the best deal. But is early-bird actually a discount in Gurgaon, ya just marketing hype? Specifically for Sector 109. Also, should I go direct builder or through a broker for better negotiation on these pre-launch deals? Not sure who gives a better cut. What's your experience?

Bhai, pre-launch deals are always a gamble, especially in Gurgaon. Sector 109 has potential, but development is a bit slow compared to other sectors near Dwarka Expressway. I've heard stories where pre-launch buyers got stuck for years with delayed possessions and then the final price wasn't even that much lower than ready-to-move. Make sure you check the builder's RERA track record very carefully before committing.
