₹1.8 Cr for a 3BHK in Basavanagudi adjacent pocket via pre-launch offer from Keya Homes. I'm in Dubai, can't visit easily, so relying on builder's word. Log kehte hain pre-launch always gives best discount, but I'm not so sure. Is the 'early bird' discount for real, ya bas hype hai? Construction-linked payment plans feel safer, but does it really protect against delays? Or should I push for a full down payment deal for better ROI? Change my mind.

Keya Homes? Be very, very careful. I had a nightmare with them for a project near Attibele. Booked a 2BHK on pre-launch, was promised possession in 3 years. It's been 5 years now, and the project is still stuck at 70% completion. Their RERA number is there, but what good is it when you're paying EMI and rent? Construction-linked plan seemed safe, but it just means you keep paying for something that doesn't move. My advice: never do full down payment for pre-launch, especially if you can't inspect.
Exactly what happened to my friend with another builder! They keep changing the completion date. The only way construction-linked helps is that you're not paying for a complete ghost. Full down payment is too risky for something unseen, agreed. As for compensation, bhai, builders almost never give anything substantial unless you drag them to court for years, which most of us don't have the time or money for.
