Gurgaon market mein abhi inventory kaafi hai, especially in the peripheral areas. Developers are sitting on unsold units. So, I don't think pre-launch is always the best deal. Sometimes, just before financial year end, or during festive seasons, you can get better spot deals or developer schemes. Current market conditions favor buyers who can wait and negotiate.
My personal experience with pre-launch is bitter. Booked a flat in 2018 with a 'great pre-launch discount' from a not-so-famous builder near Baliawas. Possession was promised in 3 years. Abhi tak project half-way bhi nahi bana hai, aur RERA date bhi extend ho gayi hai. Discount toh mil gaya, but interest on home loan aur rent ka double burden ne saara discount kha liya. Be very, very careful with lesser-known builders offering huge pre-launch incentives.

Builders do give an initial discount to ensure funding and project viability. But you need to be very careful about the builder's track record and RERA compliance. My cousin got a good deal in a M3M project during pre-launch, but that was because the builder had a good reputation for timely delivery.

Sahi keh rahe ho. Mere ek friend ne DLF Ultima mein pre-launch booking ki thi, aur baad mein usko laga ki almost same price mein flats mil rahe the with more clarity. Sometimes it feels like they just want to block your money early. Bahut risky lagta hai.
