Since January I've been shortlisting flats in Sector 150, Greater Noida. I work in real estate, but for my own investment, it's tough. Builders like Godrej and ATS offer pre-launch deals. Is that *truly* a discount, ya? Or just marketing? Construction-linked payment plan better hai for investors or down payment? Kahan value mil sakti hai abhi?

Bhai, you've hit the nail on the head! "Pre-launch deal" sounds fancy but often it's just a way for builders to gauge market interest and secure funds without much commitment. I've seen prices actually drop post-launch in some cases. Be very careful with the fine print.
Totally agree with this! My uncle got burned badly with a pre-launch in Noida Extension. Possession date kept getting pushed. Marketing hype hai bas.
