Pre-launch deals: The hidden risk nobody discusses
Spent the whole Sunday checking out options around Pari Chowk for a 2BHK. Kids have moved out, don't need such a big place anymore. Okay, I'll say what no one says: everyone glorifies pre-launch deals, saying you get the absolute best price. But honestly, for someone like me, jo apni existing property bech ke a raha hai, is it really worth the endless delays and uncertainty? Kya guarantee hai ki 3-4 saal mein possession milega? Builders like Lotus Parkscape bhi sometimes delay karte hain, aur then RERA ke chakkaron mein padho. Jab hamein abhi low maintenance, ready-to-move type chahiye, yeh pre-launch ka hype samajh nahi aata. Maybe open market mein thoda zyada do for a 70-80L 2BHK, but peace of mind milta hai. Change my mind.

Totally agree with the OP. Mera toh bhugat chuka hai. 2018 mein ek project book kiya tha Alistonia Estate mein, pre-launch offer mila tha. Builder ne bola 2.5 saal mein possession. Abhi tak sirf structure bana hai, interior finish ka naam nahi. RERA mein complain kiya toh bas date pe date mil rahi hai. Meri toh EMI aur rent dono chal raha hai. Kabhi nahi lunga pre-launch mein.
Jaise aapne pucha, compensation toh door ki baat hai, bas dates extend karte rehte hain. Mera bhi Alpha I Greater Noida mein same haal hai. 2019 mein book kiya tha, bola tha 2022 end tak mil jayega. Ab 202
Alistonia Estate mein kaunsa project tha? Builder ne koi compensation offer kiya kya delays ke liye? Aur RERA se kuch help mili?

Bhai, exactly my thoughts! Hum bhi apni property bech ke naye ghar ke liye dekh rahe hain, aur yeh pre-launch ka risk samajh nahi aata. Peace of mind is priceless.
