Peenya was on my shortlist for a 2BHK, even checked out Prestige projects. My budget was around ₹1.1 Cr. Ended up buying a pre-launch in Whitefield last month. Now I'm wondering about the payment plan. Was a construction-linked plan smarter than a larger upfront down payment for ROI? Should I have waited for more clarity on Peenya's growth?

Honestly, Whitefield pre-launch is risky business these days. Builders wahan pe bahot delay kar rahe hain, especially for new projects. Peenya side mein growth slow hai but steady, aur prices bhi better mil jaate for the long run. Prestige ka track record toh accha hai, but 1.1 Cr for 2BHK in Peenya sounds a bit high unless it was a very prime location or a super premium project. Which specific project did you finally go for in Whitefield? And more importantly, did you check its RERA status properly before booking? That's non-negotiable for pre-launches.
Haan, RERA check karna bahut zaroori hai. Last year, I almost booked a project near Adigara Kallahalli, builder was promising the moon – amenities, quick possession, everything. But then I saw their RERA updates were always behind schedule, showing zero progress for months. Saved myself from a huge mess by stepping back. What was the per sqft rate you got in Whitefield, including all charges
RERA status is absolutely crucial, bhai. Without it, builder ka vaada bas vaada hi reh jaata hai. Always verify.
Totally agree with you! Whitefield mein abhi supply side pressure hai aur builders approvals aur labour issues se struggle kar rahe hain. Peenya, on the other hand, might have slower appreciation but less headache. My cousin faced huge delays with a project near Marathahalli, same situation.

Whitefield is booming, no doubt, but Peenya has its own charm, especially with the metro connectivity improving. Ab toh ho gaya, don't overthink it too much. Exactly! I also booked a pre-launch near Akshayanagar last year. The payment plan stress is real. Construction-linked felt safer for me, but upfront gives better discounts sometimes, right? Confusing.
