Pre-launch discounts are a complete joke for investors, change my mind. I work in real estate but buying for myself, especially near NH-24, is different. Builders like Renowned Group show fancy numbers, but construction-linked payment plans just inflate the actual cost, right? Matlab, the initial discount seems good, par by the time possession aati hai, all-in cost with PLC and everything is shocking. Is early-bird pricing ever genuinely better in Ghaziabad? Disagree? Tell me why.

Post-launch prices are usually higher, so pre-launch sounds good. But your point about construction-linked plans inflating cost makes sense. My cousin booked a flat in Ahinsa Khand II with a major builder, got a pre-launch discount of almost 10%. But then the project got delayed by 2 years, and during that time, interest rates on her loan went up, and maintenance charges also started for the completed parts. So effectively, she ended up paying more than if she had waited. Is there any builder in Ghaziabad who actually delivers on time and honors the original price?
On-time delivery in Ghaziabad? Lol, that's a myth for most builders, especially the big ones. Always factor in a 1-2 year delay.
U2, honestly, 'on time' is rare. But some smaller, local builders in areas like Abhay Khand have a slightly better reputation for sticking to timelines, though their projects might lack some amenities. 'Original price' is also tricky because of maintenance and other charges. But I heard good things about Krishna Builders for their transparency.
Totally agree bhai! Ye pre-launch offers sirf dikhava hain. Jab tak possession ka time aata hai, hidden costs aur PLC add hoke itna bill ban jaata hai ki initial 'discount' ka koi matlab hi nahi rehta. Maine bhi Renowned Group ke ek project mein dekha tha, numbers on paper looked good but jab details mein gaye toh samajh aaya ki it's a trap.
