Jyotipuram keeps coming up every time I shortlist something. I'm currently in a 2BHK in Whitefield, thinking of upgrading to a 3BHK. Okay I'll say what no one says: Pre-launch pricing is mostly a marketing gimmick. Svamitva Infra ke projects mein bhi dekha hai. They show one price, but final possession tak itna PLC, OC, utilities ka bill aata hai, it cancels out any 'early bird' discount. Is it ever worth it, ya just a way to lock in buyers early? Change my mind.

Totally agree with the original post! Mera bhi experience same raha hai. Two years back, I almost fell for a pre-launch offer in Aavalahalli. Builder ne bola 'early bird discount' hai, project launch ke baad price badh jayega. Thank God, I waited. Later, jab RERA registration hua, the actual base price was higher than what they initially quoted as 'discounted', plus all the hidden charges were added. It was a 25% jump from their initial 'offer'. Feeling so cheated even thinking about it.
