Pre-launch discounts are a myth in Gurgaon

Visited a Diplomats Group project near DLF Phase 5 last weekend. Builders quote ₹2.2 Cr for a 3BHK but total cost, including stamp duty and PLC, is so much more. Is pre-launch pricing really better ya baad mein bhi deals mil jaati hain? Confused about the actual all-in cost. Any investor tips for Gurgaon?

Totally agree. Pre-launch is a marketing gimmick. They just hide costs and make it sound like a deal.

Exactly! They show a base price but then add so many things like club membership, power backup, parking, GST, etc. It's never just the carpet area cost. Always ask for an all-inclusive quote on paper.
