Been fed up of renting for years. Landlord hiked rent again, so I'm finally buying. Checked out a Prominent Enterprises project on Sohna Road. They're pushing these 'early bird discounts' hard. Not sure if pre-launch pricing is a real discount or just the actual price. Is it worth the risk in Gurgaon?

Dekho, pre-launch mein risk toh hota hai, but sometimes you do get a genuinely good deal if you pick the right builder at the right location. Sohna Road is developing fast. What's the per sqft rate they are offering, and what's the promised possession date for this specific Prominent Enterprises project? Is it RERA registered yet and what's the RERA ID?
Mera toh bahut bura experience raha hai Prominent Enterprises ke saath. 2018 mein ek project book kiya tha Airport Road ke paas. Bola tha 3 saal mein possession, ab tak wait kar raha hoon. RERA mein bhi case chal raha hai. Yeh 'early bird' sunke hi darr lagta hai ab. Apne paise phansane se accha hai thoda aur wait kar lo.
U3, that's exactly my fear! I almost booked a flat with another builder near Baliawas last year during their pre-launch, but backed out after reading reviews. The 'discount' wasn't worth the mental stress of delays. U4, I'd suggest checking the builder's RERA history thoroughly before committing to any project, it gives a good idea about their past performance.
Haan yaar, Prominent Enterprises ka track record kuch khaas nahi hai. RERA site pe check karo, inke kitne projects delayed hain. Mere friend ne bhi ek plot liya tha Sohna Road pe, wahan bhi paperwork mein issues aa rahe the. Be careful with them.

Totally agree, bhai! Pre-launch is just a marketing gimmick. They hike the base price and then 'discount' it back to what it should be. It's a trap, especially in Gurgaon where prices are already so high for first-time buyers.
