Pre-launch 'discounts' are mostly fake in Delhi

Honestly, I work in real estate but buying for myself is something else. Looked at Apex Buildcon, Vipin Garden Extension. Pre-launch 'discounts' feel like super area games. Can you actually negotiate much on new Delhi properties?

Totally agree with the original post! These 'pre-launch' offers are just marketing gimmicks, nothing else. They inflate the price first, then show a 'discount' to make you feel like you're getting a deal. I saw something similar in Anand Vihar last year, builder quoted ₹12,000/sqft then said 'special pre-launch' at ₹11,500. But market rate for ready-to-move was ₹10,500 for similar properties! Kaisa discount hua yeh?
