Was supposed to decide by last month but I'm still stuck on this pre-launch vs ready dilemma for a 3BHK. Currently in a 2BHK in Bellandur, thinking of upgrading. Builders like Prestige Group are pushing pre-launch offers in Whitefield, showing significant initial discounts compared to current market prices. Is it genuinely cheaper to jump in early or does the price eventually catch up, or even exceed, what I'd pay for a ready-to-move later? I already have a home loan so I'm trying to optimize my next big purchase. Has anyone bought pre-launch and found the actual final price wasn't much different after all the time and interest? Or is the early bird discount real here in Bangalore?

Bhai, pre-launch discounts are a massive trap, especially in Bangalore. I bought a 3BHK in Akshayanagar two years ago, promised possession in 18 months. Abhi tak construction adha bhi nahi hua hai, aur builder ne do baar possession date extend kar di. Interest pe interest ja raha hai aur rent bhi de raha hoon. The so-called 'discount' is long gone with all the extra EMI and mental stress. Lagta hai ready-to-move hi lena chahiye tha, thode extra paise deke bhi peace of mind rehta.
