Has anyone actually seen real ROI from pre-launch projects in Bangalore? I'm eyeing Advaitha Ventures in Kumbalgodu; unka pre-launch offer sounds tempting, but I doubt the 'discount' holds up after factoring the true total acquisition cost. Matlab, the base price low dikhta hai, but with stamp duty, registration, PLC for a better unit, parking, and then basic interiors, does the 'early bird' really improve my investment ROI? From my experience, construction-linked payment plans sometimes obscure the actual time value of money compared to a lump sum down payment, especially with potential project delays. Everyone glorifies pre-launch, but I think the real value is in negotiating the overall package, not just the initial 'discount'. Often, secondary market deals offer better true value.
