Two Balaji Group projects in Ghaziabad are offering pre-launch, but ₹78 lakh for a 2BHK in Akash Nagar feels high. Builders claim these are big discounts, but is pre-launch pricing actually better than buying later? I'm trying to figure out negotiation, kitna realistically knock off kar sakte hain on an 80L property? Also, construction-linked payment plans versus a bigger down payment – which gives more leverage for an investor to manage total cost? Not sure if I'm missing something crucial before committing.
