Fatima Nagar keeps coming up every time I shortlist something for a 3BHK. My wife's priority is a safe neighborhood for the kids and good schools nearby. Shri Taljai Mata Associates Llp has a project, 'Taljai Residences', and they're pushing pre-launch pricing around ₹1.2 Cr. Honestly, I'm not sure if it's a real discount or just marketing. Is pre-launch actually cheaper than buying a few months later, post-RERA registration, when they're officially launched? Or do they just adjust the base price later with hidden charges like PLC or higher stamp duty? I'm worried about getting locked in early only to find similar pricing or better deals later. Should I wait, or jump on this 'early bird' offer? What's your experience with this in Pune?

Totally agree with U2! I bought a 2BHK in Akurdi two years back during pre-launch. They promised a super low rate. But
Bhai, pre-launch discounts are mostly a gimmick. Builders just hike the base price later and show it as a discount. Been there, done that.
Sahi kaha bhai, it's never a real discount. Just fancy packaging.
