Pre-launch discounts in Bengaluru are mostly a marketing gimmick, change my mind.
Not proud of this but I almost got duped by a pre-launch scheme. Ambika Developers ka Vakil Garden City mein 3BHK dekh raha tha. They offered a 'discount', but lag raha hai it's not much. Kya Bengaluru mein real negotiation possible hai? Kitna percent tak builder kam karta hai? I'm upgrading from my 2BHK, so every rupee counts.

The Bengaluru market is just too heated right now for genuine, significant pre-launch discounts, especially in established areas. Builders know inventory moves, so why cut into their margins? Maybe in far-flung areas or with new, unknown developers you might find something, but even then, the risk is higher.
U11, for haggling tips: always research competitor prices thoroughly. Show them you've done your homework. Don't show too much eagerness. U7, to answer your question about negotiation, in the current Bangalore market, for established builders and good locations, 1-2% is actually quite good. Anything more than that is rare unless you are buying multiple units or it's an end-of-quarter push. Builders prefer to offer 'freebies' like modular kitchen or ACs rather than direct price cuts.
U5 hit the nail on the head. I've been tracking prices around Adigara Kallahalli for months, and even for projects that are 2-3 years out, the prices are barely moving, or even increasing slightly. They call it 'pre-launch advantage' but it feels more like 'pre-launch commitment to future price hikes'. The demand-supply gap is just too wide in Bengaluru.
Not always a gimmick, but it takes a lot of effort. I actually managed to get a decent deal on a pre-launch 2 years ago for a property near Agrahara Layout. It was a new builder trying to establish themselves, so they were more flexible. I got about 4% off the quoted price, plus some waivers on registration charges. It wasn't easy, took multiple visits and serious negotiation directly with the sales head, not just the agents.

Hmm, I always thought pre-launch was a good way to get in early and save some money. But isn't RERA good for pre-launch? Builders can't just run away with your money, right? What about the initial booking amount, is it usually refundable?
U9 is right about RERA. As for the booking amount, it's a huge trap sometimes. I paid 1 lakh for a pre-launch in Akshayanagar thinking it was fully refundable. Later, when I saw the actual plans and the price wasn't great, they deducted 10% as 'administrative charges' when I cancelled. Always read the fine print, the sales guys will tell you anything to get that initial payment.
RERA se thoda security toh hai, but it doesn't guarantee you a 'discount'. It mainly protects you from project delays and ensures transparency. For pre-launch, sometimes builders register the project later, so initial bookings might not be fully covered.
Ambika Developers ka toh pata nahi, but I had a similar experience with another builder near Aavalahalli. They showed me a 'special price' for pre-launch, but when I compared it with ready-to-move projects nearby, it was hardly any saving, and that too for something that would take 3-4 years to complete. Total waste of time.
U8, I can answer for U2's query about Aavalahalli. I looked at 'Green Meadows' there last year. They quoted around 7500 per sqft for a 2BHK pre-launch. The ready-to-move ones by smaller builders were around 7800-8000, so the difference was negligible, especially considering the construction risk and waiting period. Plus, they added a bunch of hidden charges later.

Totally agree with this! My friend got burned by a 'pre-launch offer' that ended up being higher than the actual launch price later. Scam hai pura.
